THE LANE HOME (click an image to zoom in)
Lane Homes have recently been approved for Vancouver as a means of increasing the Eco-density
with secondary units. Building a lane home does not preclude having a suite in the main house.

We are promoting Eco-friendly, Modular construction for Laneway Housing, carrying on in the
footsteps of our EcoFabulous Home. Our goal with these homes (and with any of our designs) is to make these Custom designed or Customized
Modular homes as airtight as possible, with adequate insulation and good ventilation, products and materials with low or zero Volatile
Organic Compounds (VOCs), and low water consumption. Roofing materials ensure that clean rainwater can be collected. However,
we also suggest using native vegetation and plants that are drought resistant, as well as permeable pavers to reduce storm water runoff.
Module construction takes place in a controlled Factory environment using sustainable, recycled and
recyclable products and materials. Modular means that there is less waste, greater efficiency and high quality. The completely finished Modules are then
transported to the site and placed on the foundations that have been prepared while Modular construction takes place (approximately 8 to 12 weeks).
With Modular delivery of finished units, there is less disruption of your property and the neighbourhood.
Your neighbours will thank you.
We take your Lane Home all the way from the preliminary design stage to turnkey
stage - ready to move in. We look after getting permits (additional cost) and reviewing the factory construction and on-site
work. We start from a site plan, so that the new lane home is totally integrated and enhances the property.
The four examples above, each consisting of 500ft2, would be suitable for 33ft. lots. Apart from
the split level design on the upper left, the other three designs will accomodate parking for 2 cars. All have a spacious one bedroom and some, in
addition, have a small den or studio. Any of these, of course, can be used on larger lots.

The above two designs are 750ft2 each, suitable for a 50ft. or larger lot. They have two bedrooms
and an open plan living/dining/kitchen. There are three parking places in the lower design.
Our Eco-friendly solutions will be published in the next edition of 'Building Excellence', the Journal
of the Canadian Manufactured Housing Institute.
Energy conservation and sustainability are the goals for our unique laneway homes.

We are working together with JRS Simpson, Architect Inc. to promote these projects.
